I believe thats true. Scheduled Monuments’ are registered as Local Land Charges so are flagged up on Local Land Charges Searches.

Yes, that's what I assumed (sorry). Even if he didn't carry out a local search, which would be a pretty big omission to make, the fact that there is a local land charge is enough to mean he would be deemed to be on notice of its existence.
